Теоретические проблемы оценки рыночной стоимости недвижимости,
приносящей доход
Целью оценки рыночной стоимости доходной недвижимости может выступать как определение ее реальной
стоимости, так и ее завышение или занижение в зависимости от обстоятельств. В статье исследуются основные
теоретические вопросы оценки рыночной стоимости недвижимости, приносящей доход. Автор приходит к выводу о том, что
для правильного практического осуществления оценки рыночной стоимости доходной недвижимости необходимо, прежде
всего, с теоретической точки зрения определить сущность понятий оценки, рыночной стоимости и недвижимости,
приносящей доход. На основании проведенного анализа автор выводит собственные определения данных понятий,
необходимые для получения корректных результатов оценки.

Some theoretical issues of the market value estimation of the profitable real estate
The purpose of the market value estimation of the profitable real estate can be both real value estimation and overestimation
or underestimation depending on the circumstances. The article reviews some basic theoretical issues of the market value estimation
of the profitable real estate. The author comes to the conclusion that in order to make the correct practical estimation of the market
value of the profitable real estate, first of all, it is necessary from the theoretical point of view to define the essence of such notions as
estimation, market value and profitable real estate. On the basis of the carried out analysis the author gives her own definitions of the
notions in question which are necessary for getting of the correct results of estimation.
