CONTRACT OF LEASE This agreement is made here in Moscow on 03.06.22 BETWEEN, Levenbook Aivar Albertovich (hereinafter called"The Landlords") holder of passport of a citizen of the Russian Federation series 45 08 No. 703699 of the one part,which expression shall whenever the context so admits includes their successors in title executors,administrators and/or permitted assignees. -AndFetisov Stanislav Evgenievich (hereinafter called "The Tenant") holder of passport of a citizen of the Russian Federation series 46 06 No. 842641 of the other part which expression shall whenever the context so admits includes their successors in title executors,administrators and/or permitted assignees. WITNESSES AS FOLLOWS: 1. Whereas "The Landlords" are the proprietor and legal owners of the Apartment hereinafter called 'The Property' situated in Moscow, st. Chertanovskaya, d. 23, building 3, apt. 19, 2. Whereas "The Tenant" has expressed her intention to rent "The Property”and. 3. Whereas "The Landlord” have expressed their intention to let "The Property". THE FOLLOWING ARE AGREED BETWEEN "The Landlords" and "The Tenant": 1.“The Landlords" let to "The Tenant" “The Property” 2."The Tenant" accepts to lease "The Property" from "The Landlords" as per the consideration mention below. 3.“The Tenant" has no right to sub-let or assigns "The Property" and/or any part of it to any other person,firm or company. "The Tenant" only has the right to use "The Property" for residential and for dwelling purposes only. 4.The rent agreed will be EURO 1350 per calendar month, paid by the 10 day of each month by "The Tenant" to "The Landlords", 5."The Tenant" undertakes to pay the bills that relate to using "The Property" (Electricity, Water Board, Sewerage, Refuse) plus the communal expenses 6."The Tenant" undertakes to pay a deposit for the amount of e...in addition to the above rent. "The Landlords" will keep this amount and use to repair "The Property" in case "The Tenant" causes any damage or non-approved alterations to it. 7.1 .The duration of this agreement will be for a period of 1 year commencing from the 03.06.22 until 03.06.23 (Both dates included). 7.2. This lease may be renewed upon notice (written or orally) to "The Landlords" one month before its expiration provided that the Landlord agrees to the renewal & gives his acceptance to 'The Tenant' two months before the expiration of the present. The Tenant in two months before finishing the contract should warn The Landlord if want to proceed with the renewal of the contact for one more year or is terminating the rental agreement. 8.Upon termination of this Agreement by lapse of time or otherwise, "The Tenant" shall be liable to deliver “The Property” to “The Landlords",in the same good and satisfactory condition as it was at the time of "The Tenant" taking possession. 9. It is expressly agreed and declared that all terms and conditions of this Agreement are of the essence. 10.This "Contract of Lease" has been drafted in 2 (two) copies,and it has been read over, was understood and approved as correct and IN WITNESS WHEREOF the Parties have signed this Agreement on the 01.06.22 and each Party has taken a copy.
